Resident Screening
At Alarca, we understand that quality residents make for happy clients and good investment performance. We rigorously screen our residents to ensure that we are doing everything we can to place quality residents who are willing and able to pay the rent for years to come. We’re so confident in our screening process that we will pay up to $5,000 in lost rent should your tenant default on their lease.
Hassle-Free Repairs
Alarca’s network of approved vendors and our in-house maintenance experts ensure that the work on your property is professionally completed at fair prices. Our negotiated volume-discounts are passed on to you and Alarca does not charge additional fees or markups on maintenance for your property. Most of the repairs we order are covered by a one-year guarantee from the vendor.
Accounting & Reporting
You’ll never be surprised at month-end. We provide 100% visibility into accounting, bookkeeping, and financials via our owner portal. This gives you 24/7 visibility into your account via computer or your phone. Additionally, you will be assigned a Client Service Specialist who will be there to answer any questions you may have about your account.

Our guarantees and protection plans ensure that our interests are aligned with yours. If we place a bad tenant, for example, we have to pay for the lost rent, the maintenance, and the turnover costs. Then, we have to place a new tenant at no cost to you. That means our team is going to do everything possible to avoid placing a bad tenant.

No property owner wants to have to evict a resident, but unfortunately it is almost impossible to avoid 100% of the time. If it does occur, it can dramatically impact your monthly cash flow. In order to protect our clients, Alarca will cover court costs and attorney fees up to $5,000 in the rare case we need to file eviction on an Alarca-placed resident.

Guarantee
Most pet-owners are responsible and ensure their pets don’t damage their home. In the case where an Alarca-authorized pet caused damage to the home, Alarca will cover up to $3,000 in damages at move-out.

Alarca will pay the Move Out Cleaning and Carpet Cleaning costs for tenants we place. This reduces your costs to prep the home for a new tenant.

Though its boundaries originally coincided with the boundaries of the 1,220-acre (4.9 km2) John Spring Myers farm, the neighborhood, by 2008, comprised 2,200 acres (8.9 km2) and had a population of 9,809.
